Some now fear an “urban doom loop.” Cities are encountering budget crunches brought on by “steep discounts” in office and commercial real estate “as the pandemic trends of hybrid and remote work have persisted.” Cities are “starting to bear the brunt.” Budgets once reliant “on taxes associated with valuable commercial property are now facing shortfalls and contemplating cutbacks as lower assessments of property values reduce tax bills.” Cutting services or raising taxes could make cities less attractive, inducing urban flight and further exacerbating city budgets.

“Pandemic or not, restaurants can’t find rental space.” The real estate landscape is “nearly as heated as pre-pandemic levels.” One would expect “tons of options on the market at reasonable rates, but there are few deals—and competition for what’s available is intense…. Landlords, meanwhile, are hesitant to offer discounts because they’ve lacked income over the pandemic themselves.”

“An estimated 20 million barrels are destined to flow from Iran to China over the next few weeks, up from the usual 1 to 3 million barrels each month.” The Trump administration is unlikely to halt Iranian oil. Furtive shipments from Iran to India” also “demonstrate the limits of U.S. power.” Even after the November 4 deadline, “discounts, off-the-books shipments, bartering and other clandestine maneuvers should keep some Iranian oil flowing.” The deals are simply too “hard to pass up for would-be buyers.”

With the uncertainty of Brexit, “REITs have been trading at discounts to net asset value (NAV) of around 15% to 25%.” Faced with scant opportunities, some are electing to return money to unitholders through buybacks or special dividends. But there is clearly a “disconnect between sentiment in the public markets and private markets.” As REITs encounter “limited opportunities in the office space, institutional investors, particularly global investors, have made many high-profile acquisitions.” This includes “the UK’s largest-ever office deal…in July when Hong Kong’s Infinitus Property Investment bought the iconic ‘Walkie Talkie’ building at 20 Fenchurch Street for £1.28bn.”
