“Mounting losses from banks in the US, Asia and Europe have rekindled concerns about weakness in the US commercial property market, a sector that has been under pressure from lower occupancy levels and higher interest rates.” This week New York Community Bancorp, Aozora Bank and Deutsche Bank each warned of related risks or recognized losses, which “mark the latest fallout from the… dual problems of fewer people working in offices since the pandemic and more expensive borrowing costs.”

Sharply rising rates, a regional banking crisis that curtailed credit and a trend towards remote work are all wreaking havoc. Older office buildings have borne the brunt of the downturn, but other real estate categories have not been spared.” In New York City, the value of office buildings is “estimated to have dropped by $76bn from their most recent sales price.”

“Driven by a surge in international interest, total commercial property transactions in Tokyo jumped 71% to $10.1 billion from the same period last year, leaping above New York and London.” Tokyo’s commercial real estate market was the largest in the world during the first quarter of 2014. This marked “the first time the Japanese capital has topped an ongoing survey of the world’s major cities launched a decade ago.”
